Is it legal?
Yes! Cowboy Country has been 7 years in the making with most of that time spent ensuring we offer for sale a unique product in a 100% legal way.
We own an area of land north east of the historic town of Holbrook in Navajo County, Arizona. Title to the land is registered at the office of the Navajo County Recorder, Arizona. A copy of this title is held on file in London.
By purchasing your own parcel of land through this website Cowboy Country grant you 'Co-ownership of a defined section of the land for the whole life of the applicant with access to all the area adjoining the owner's land and owned by Cowboy Country'.
The agreement for co-ownership has been specially drafted by UK lawyers NetLawman and you will be provided with two copies of the full agreement with your Owners pack. Simply sign one copy and return it to us to register your co-ownership.

What guarantee is there?
We aim to offer ownership of American land at a very reasonable price and will make every effort to ensure every customer is happy with their purchase.
We guarantee that if you are not satisfied with your purchase through Cowboy Country you can obtain a full refund within 14 days of delivery. All we ask is that you pay for postage and that the goods are returned to us in the condition they were when delivered to you. This is in addition to our standard terms and conditions.
What are the limitations?
Ownership of your parcel of Wild West land comes with few limitations but it is important to note the following summary. Co-owners will be sent a full agreement to sign and return to register their ownership. See also the sections that follow on selling and inheriting the land.
- The certificate issued by Cowboy Country is the proof of ownership and cannot be modified or amended after being issued. The area of land owned is identified by a unique parcel number.
- The Co-owner will be entitled to access rights to their specific parcel as well as all the adjoining land held by Cowboy Country.
- Co-owners will be able to visit and use the land for amenity purposes but they have no right to erect permanent structures or damage the land in any way.
- There are no mineral, sporting, grazing or water rights.
- Cowboy Country ownership is registered with absolute title, free and clear from any liens or outstanding taxes, at the office of the Navajo County Recorder, Arizona. A copy of this title is held on file in London.
- Co-owners should sign and return both the registration form and one copy of the agreement for joint ownership (included in the Owners Pack) to Cowboy Country within 90 days of purchase to prove receipt of the certificate and to record their ownership of Cowboy Country land.
- The ownership of the parcel under the agreement is a "non-recordable" ownership with any concerned authority although ownership records are being maintained by Cowboy Country;
- Your ownership of Cowboy Country land is not an investment or means of gaining citizenship of the United States. You should consider your purchase as a novelty item that allows you to genuinely own a piece of the Wild West but the certificate does not have any transferable value or allow you to reside permanently in the US. Customers of Cowboy Country will not make any money or profit from their ownership of the land.
Can I sell the land?
No. This purchase is a contract to grant ownership for a specific area of land for the whole life of the designated Co-owner only. This contract does not allow you to pass ownership on to any third party by any means. Your land certificate is proof of ownership and cannot be modified or amended after being issued by Cowboy Country.
Can the land be inherited?
No. This purchase is a contract to grant ownership for a specific area of land for the whole life of the designated Co-owner only. It cannot be considered part of your estate on death and has no transferable value.
What are your terms and conditions?
Cowboy Country is at heart a small online business founded on the principles of the Cowboy Code and we want to ensure anyone buying a parcel of the Wild West for themselves or as a gift is 100% satisfied.
We have tried to explain the limitations of becoming a co-owner in plain English and also stated in our guarantee that we try 'to ensure every customer is happy with their purchase'.

How much does it cost?
We offer ownership of ten square feet of Wild West land for £24.99 (currently on special pre-Xmas offer at £19.99). This price includes your Owners Pack and all delivery costs within mainland UK. Customers from outside the UK pay a flat price of £29.99 (currently on special pre-Xmas offer at £24.99) for delivery by air mail.
We also offer larger areas of land for sale at a discount. For larger plot sizes please contact us at sales@cowboycountry.co.uk.
How much does postage cost?
The price you pay includes free postage. There are simply two options for delivery: a UK address or delivery outside the UK by air mail (which costs £5 more).
How do I pay?
We accept payment by credit and debit card through the online payment services of PayPal. Customers wishing to pay by cheque, cash, postal or International Money Order should follow the instructions below.
Online orders:
If you wish to complete your order online using a credit or debit card then click one of the prominent Buy Now buttons to pay using PayPal - you do not need to have an account with them to buy online.
Your order will be submitted to us and we will start to process this immediately. By using the card processing services of a leading merchant services company your online payment details will be kept secure and remain confidential.

Postal or offline orders:
If you wish to complete your order offline then please print out our order form (PDF, 29Kb), fill in the requested details and post with your payment to the address on the form.
Cheques, postal or IMOs should be in UK pounds sterling and made payable to 'Cowboy Country'. If you must send cash, please ensure you send pounds sterling via registered post - we cannot be held responsible for cash payments going missing.
How long does the process take?
We aim to have your Owners Pack with you in seven days.
If you pay online using a credit or debit card this is easy to achieve, subject to postal strikes and the delivery address being in Western Europe. Farther flung destinations may take a little longer. If there are any reasons for a delay we'll let you know by email.
If you wish to complete your purchase offline by post then we aim to have your pack with you within 7 days of receiving and processing your payment.
Who is behind this website?
Cowboy Country is the brainchild of web developer Chris Hails. Chris currently helps small businesses build their online presence through the services of London-based agency MungoWeb. He has visited over 40 states in the US and was bought his first cowboy hat at the age of eight.

Can I order by telephone?
Sorry, not currently. There are 2 reasons for this - firstly by making this an online purchase we aim to cut the costs involved and pass these savings on to you by keeping our land prices as low as possible.
Secondly, Cowboy Country is currently a part-time business and we can't take telephone calls during the day. As the business grows we hope to develop this into a full time operation and be able to offer telephone ordering and live web chat assistance.

Can you help me buy other property in America?
Yes. American law allows non-US citizens to buy and own property. Traditionally, buying overseas has been a complex, time-consuming process requiring the use of professional help at substantial cost.
